    Comparative Market Analysis (CMA)

    This is an analysis of similar properties. It will help us determine the best possible selling price for your home, which is the MOST critical factor for the successful sale of your property.

    The CMA will specifically analyze the following in your area:
    • Sold comparable properties in the last 90 days.
    • Properties currently active on the market
    • Properties currently under contract
    • As part of your CMA, we will also analyze the conditions of your home and neighborhood.

     

    Pre-Marketing & “Coming Soon”:

    Your home is advertised for approximately 7-14 days prior to hitting the WFRMLS (Wasatch Front Regional Multiple Listing Service).

    The strategy is set up to create activity and interest with your home prior to exposing it to the entire market through Grand Open Houses, direct mass texting, etc. to the real estate community.

    The additional activity increases the probability of having multiple offers once your home hits the WFRMLS, giving us leverage to command the sales price and/or desired terms.

     

    Supra Keybox:

    We strongly encourage the use of a Supra Keybox that allows access only to licensed agents to show your home.

    Research has proven homes with Supra Keyboxes generate higher sales results than homes without.

    Rest assured, the Supra Keyboxes are secure. In addition, our office is electronically notified when a showing occurs so you always know who is coming through your home and when.

     

    Virtual Tour:

    With over 50% of buyers coming to Utah from out of state, professional photos are a must. A professional photographer is contracted to take photos of your home. These photos compliment your MLS page and feed dozens of websites through the MLS IDX system which maximizes marketing.

    The quality of the photos is something we consider critical to strong advertising. Poor photos are never used!

     

    NOTE: With a home that exceeds a certain price range and/or condition, we utilize a deluxe photo package that includes evening photos, Twilight Tour, and/or aerial photos that are superior in marketing and draw in viewers.

     

    Internet Marketing:

    Through our affiliation with Keller Williams and the WFRMLS, your home will be featured on several hundred real estate websites e.g. Zillow, Realtor.com, Facebook, Trulia, Utah Real Estate, Yahoo, Home Finder, etc.

    Global Syndication – We submit your listing to the top Internet Real Estate web sites in order to generate activity and interest.

    92% of buyers use a Realtor and Realtors find properties using the MLS. The MLS is an exclusive online advertising service for real estate agents. The MLS notifies other Realtors a property is for sale.

    To maximize the effectiveness of the MLS, we go beyond utilizing the standard 255 characters allotted to describe a home and make certain the MLS gives the best description of your home.

    In addition, we outline specific instructions for Realtors to follow when placing offers and scheduling showings on your home.
